What Fees Are Involved When Buying a Home?

A minimum of a 5% or 10% deposit is a great start but unfortunately, it’s not enough. In this blog we will take you through what is payable and prepare you for the costs you probably didn’t think about.


Stamp Duty

Stamp duty is usually payable on the purchase of any home. We recommend you check the government website for up-to-date information on calculating how much you will need to pay. https://www.gov.uk/stamp-duty-land-tax


Arrangement Fees

Most lenders will provide better products for customers who are willing to pay this type of fee. This can be paid upfront or added to the total mortgage balance. We will always check to make sure a product is worthy of a fee as you may benefit from a product that is free depending on your circumstances.

Valuation Fees

Mortgage lenders require that you have your chosen property independently valued, however this doesn’t always mean paying a fee. Again, we will always check to make sure a product is worthy of a fee as you may benefit from a product that is free depending on your circumstances.


Legal Fees

You will need to appoint your own independent solicitor as part of the mortgage application process. They will take care of areas such as conveyancing and local authority searches. This will come at a cost that will need to be included in your budgets.


Broker Fees

Here at Manor Holmes our initial consultation is completely free. Your final fee will be agreed within your first meetings and will only be payable upon the formal mortgage offer issued by the mortgage provider.
